Located in Toronto’s historic Old Town, 49 Ontario Street transforms an underutilized urban site into a transit-supportive, high-density residential community that strengthens the relationship between housing, mobility, heritage, and public life.
The project delivers 1,226 residential units, including 245 affordable units, 15% barrier-free suites, and three guest suites, contributing significant new housing within a walkable downtown context. Its compact form supports urban intensification while reducing reliance on the car, placing residents within reach of transit, employment, amenities, parks, and the broader city network.
Organized around a landscaped central mews, the design improves pedestrian permeability through the block. The mews draws movement in from Adelaide Street East and guides residents, visitors, and the public toward new parkland to the northeast, creating a clear civic connection through the site.
At grade, the podium establishes a human-scaled edge through burgundy brick, curved glass, paired double fins, and masonry-inspired detailing that reflects the character of Old Town. Retained heritage townhouses along Berkeley Street preserve the continuity of the historic streetscape, allowing new density to be integrated with the area’s existing urban fabric.
Above, the towers extend the podium’s warm red-brown palette upward, creating a distinctive skyline presence. Double fins add depth and rhythm to the façades, while horizontal fins frame the towers every three levels, giving the high-rise forms a clear architectural order.
Designed as a complete vertical community, the project offers a broad range of amenities that support daily life close to home, including co-working spaces, wellness and fitness areas, entertainment rooms, social gathering spaces, an outdoor pool, and a rooftop lounge. By combining housing choice, affordability, walkability, heritage retention, active frontage, and new public connections, 49 Ontario Street demonstrates how transit-oriented intensification can create a connected and enduring residential community rooted in the evolving identity of Old Town Toronto.
